Durham, North Carolina

Durham is a separate county from the rest of our service area, and it is genuinely a different place to work. Back 40 covers Durham in 27703 and 27713, which spans two ends of the city's housing story: Hope Valley, with its established lots and full-grown hardwood canopy, and the Southpoint corridor, where much of the residential construction is recent and dense.

Hope Valley and the older housing stock

The older side of Durham has generously sized lots, houses that predate modern grading practice, and trees that have had decades to establish. That combination produces a familiar set of problems: turf that will not fill under deep shade, surface roots that make mowing awkward and edging hazardous, foundation plantings installed in the 1960s that have since become small trees, and drainage that was designed for a smaller roof and fewer paved surfaces than the property now has.

Renovation work here usually starts with subtraction. Pulling out overgrown material opens up light, reveals what the grade is really doing, and often shows why a wall has stayed damp for years.

Southpoint and the newer construction

South of I-40 the housing is newer and packed tighter. Smaller yards, shared property lines close to the house, and the same graded-fill soil profile common to any recently built subdivision — compacted clay with a thin skin of topsoil. Small lots also make access the deciding factor on projects. If a gate is thirty inches, every board, every bag and every fixture comes through by hand, and that belongs in the estimate rather than as a surprise.

Climate is the one thing that does not change at the county line

Same red clay, same spring pollen, same humid summers with fescue struggling in the heat, same long autumn leaf drop from mature oaks. Warm-season Bermuda and zoysia are options on sunny Durham lots for the same reason they are anywhere else in the Piedmont: they grow hardest in the months when cool-season grass is barely hanging on.
